Today’s home buyer starts conducting a home search online before they even contact a Realtor to represent them. Statistics show that more than 90 percent of buyers go online. Will your home’s listing photos appeal or repel? Will people driving by your home with its for sale sign in the yard be intrigued enough to write down the information or will they keep driving?
Something as simple as adding fresh mulch, new plants or flowers, trimming hedges and using a leaf blower to clear the driveway and sidewalks can go a long way to increasing your home’s curb appeal.
In terms of the home itself, home buyers want turnkey (i.e. move-in ready) homes. If they tour your home and see a huge to-do list, it’s less likely they will write an offer. Even if you just fix the small things—broken doorbell, torn window screens, loose railings, doors that stick or squeak when opened—it will give potential buyers less hesitation in buying your home. It will convey that the home has been well-maintained and cared for while you lived there.
The selling price is also an area of consideration. Did you know that 85 percent of sellers think their home is worth more than it actually is? People get attached to their homes, which makes it difficult to have a critical eye on things like a home’s value. Price points—both for sale and recently sold—are a huge consideration in your local market. The right Realtor will know home values in your neighborhood as well as the added value that particular home improvements and upgrades can generate.
All real estate agents are not the same. Perhaps your cousin’s friend across town is not the best option for you. Why? That agent doesn’t know your market intimately. There’s a sense of community, an importance to knowing your neighbors, and a commitment to the area (its schools, businesses, parks, etc.) that are not present.

This last item may not seem like a big deal, but sellers often report a lack of communication as their No. 1 complaint about their listing agent. You want an agent or team that keeps you informed every step of the way and who truly has your best interests in mind.
